Sorry, that wasn't very helpful.
Here's why I don't think it's a very reasonable expectation. PR is very fickle - here today, gone tomorrow. I had a domain I bought (drop catch) six or seven years ago. I never got around to putting a website on it (just parked it), yet it sat there as a PR4 all that time.
I decided to develop it a bit and put a nice little site on there - not just a cookie cutter MFA. Within the week, the PR dropped to zero.
PR is of little relevance these days anyway. IMO you need to look at the intrinsic value of the domain before buying/selling. When buying a domain, I'd never be influenced by PR.
