Anyway... the names are working on some browsers because they ignore HSTS. .APP has HSTS at the root .app level to enforce HTTPS. If you don't visit over HTTPS on modern browsers, the browser will refuse to connect. This is the case for all modern browsers.
If you're visiting a .APP app over normal HTTP (not HTTPS) and it is working, your browser is old.

As for it beying 2 letter, that makes it indeed limited for each new gTLD extension, but I think it is not really as relevant for resell purposes as most domain investors think it is.
